New construction · 1-year builder warranty
A new home still deserves an independent inspection.
Scott inspects completed new-construction homes before you move in, and again before your 1-year builder warranty runs out, so you have a clear list to take to the builder.
Two inspections for new homes
Which new-construction inspection do you need?
Before you move in
Completed new-construction inspection
For a finished home that is ready for occupancy. Scott inspects the completed house and walks you through what he found, so you can raise items with the builder before or at closing.
Before the warranty ends
1-year builder warranty inspection
For a home you already own, before the builder warranty period ends. The report gives you a list to submit while the builder is still responsible for the work.
Construction-phase, pre-drywall, and code inspections are not offered.
From a customer and from Scott
Even new homes have issues.
“Even on a new construction, he identified some issues to bring to the builder's attention.”
“Builders subcontractors make mistakes, and county inspectors do not always find the issues present, big or small.”
New-home questions
Answers before you call.
When should a new-construction home be inspected?
Davis Home Inspections inspects new homes after construction is complete and the property is ready for occupancy. Construction-phase, pre-drywall, and code inspections are not offered.
Why inspect a brand-new home?
New does not mean problem-free. An independent inspection gives you a list of items to raise with the builder while it is still their responsibility. One customer described it this way:
“Even on a new construction, he identified some issues to bring to the builder's attention.”
What is a 1-year builder warranty inspection?
It is an inspection of your home before the builder warranty period ends, so you can report issues to the builder while they are still covered. Check your warranty paperwork for the exact end date, and schedule the inspection with enough time to submit what's found.
Doesn't the county inspection cover this?
County inspections and a home inspection do different jobs. A home inspection is done for you, the buyer or owner, and the report is yours. Scott put it this way in a reply to a customer:
“Builders subcontractors make mistakes, and county inspectors do not always find the issues present, big or small.”
Do you inspect homes during construction or before drywall?
No. Construction-phase and pre-drywall inspections are not offered, and neither are code inspections. The inspection is for the completed home.
How much does a new-construction inspection cost?
Pricing depends on the home, including its size and any added services such as radon or mold testing. Contact Scott directly for pricing and availability.
