For sellers
Selling? Find out what a buyer's inspector will see first.
A pre-listing inspection shows you the home's condition before you list, so repairs, quotes, and pricing happen on your timeline instead of during a buyer's deadline.
For sellers
What does a pre-listing inspection give you?
Scott inspects the home and walks you through what he found. You get a detailed report the same day, while you still have time to plan.
- Repair first. Fix items before buyers see them.
- Get quotes early. Know costs before negotiations.
- Price with confidence. Set the price knowing the home's condition.
After repairs, a Verification of Repairs inspection can confirm the items were addressed.
From customers
A thorough, detailed report.
The second comment is from a seller whose home Scott inspected for a buyer.
“He pointed out things no one would notice, and inspected every inch of the house. His reports are very clear and packed full of details.”
“After spending time speaking with him I am confident he does a thorough job.”
Seller questions
Answers before you call.
What is a pre-listing home inspection?
It is a home inspection a seller orders before putting the house on the market. You learn about the home's condition before a buyer's inspector does, while you still have time to decide what to do about it.
Why get an inspection before listing?
A buyer's inspection usually happens during a short due-diligence window. Knowing about issues ahead of time lets you repair them, get quotes, or price the home with them in mind, instead of reacting under a deadline.
Do I have to share the pre-listing report with buyers?
That is a question for your real estate agent or attorney, because disclosure rules and contract terms vary. Davis Home Inspections provides the report; how you use it in the sale is your decision.
Can Scott come back to check repairs?
Yes. A Verification of Repairs (VOR) inspection is a follow-up inspection of repairs that were previously identified. Sellers and buyers both use it to confirm items were addressed.
Can I add radon or mold testing?
Yes. Radon testing and mold inspection and testing are available with a home inspection or on their own. Neither is included unless you ask for it.
How much does a pre-listing inspection cost?
Pricing depends on the home, such as its size, age, foundation type, and any added services. Contact Scott directly for pricing and availability.
